Homeowner Notice – HOA2 – Concrete Replacement (DOLPHIN COURT – ONLY)
Dolphin Court is prone to ponding after rainfall and icing in the winter. To correct this, we will replace and re-pitch the concrete walkways and add drainage. All areas on Dolphin Court will be affected by this work.
On June 2nd, MSS Golden Eagle Construction will begin concrete replacement on Dolphin Court. The work will take approximately 2 weeks to complete, according to the schedule below:
June 2nd & 3rd (2-days)
Phase 1: Remove the entire center walkway from the pedestrian gate to the parking lot.
Install new gravel (substrate) and drainage pipes along the center walkway, then pour new concrete. (Once new concrete is poured, pedestrian traffic will be directed over each lawn. This should be for only 24 hours while the concrete dries). After drying, the new walkway can be used for pedestrian traffic.
June 4th & 5th (2-days)
Phase 2: Units 110A – 113A (both sides) – Concrete will be removed to the bottom of the steps and filled with new gravel (substrate material). At the end of day 1, protection will be placed over the gravel to allow travel to the center walkway.
June 8th & 9th (2-days)
Phase 3: Units 106A – 109A (both sides) – Concrete will be removed to the bottom of the steps and filled with new gravel (substrate material). At the end of day 1, protection will be placed over the gravel to allow travel to the center walkway.
June 10th & 11th (2-days)
Phase 4: Units 102A – 105A (both sides) – Concrete will be removed to the bottom of the steps and filled with new gravel (substrate material). At the end of day 1, protection will be placed over the gravel to allow travel to the center walkway.
June 12 & 13th (2-days)
Phase 5: Units 100A – 101B (both sides) – Concrete will be removed to the bottom of the steps and filled with new gravel (substrate material). At the end of day 1, protection will be placed over the gravel to allow travel to the center walkway.
All work is weather-dependent; therefore, if rain occurs during this project, the schedule may change.
We understand residents take pride in their front lawns, and we will do our best to minimize the time it is covered to avoid any damage that may occur.
